The Federal Housing Finance Agency (FHFA) has published a House Price Index every three months for the past two decades, with access to Fannie Mae and Freddie Mac mortgage data as far back as 1975. By tracking repeat sales on Tennessee single-family homes, the HPI provides a comprehensive, updating metric of overall trends in home sales. The All-Transactions HPI incorporates appraisal data for homes financed by Fannie and Freddie-owned mortgages. Below are graphics provided by the St. Louis Branch of the U.S. Federal Reserve, for the State of Tennessee and its 10 designated Metropolitan Statistical Areas (MSAs). The indices are not seasonally adjusted.
