THDA Awards $1M to Alcy Ball Development Corp. to Build Single-Family Homes in Shelby CountyTitle

NASHVILLE, Tn. (Dec. 4, 2025) — Alcy Ball Development Corporation was awarded $540,000 from the Tennessee Housing Development Agency’s (THDA) HOME Homeownership Development program on Thursday, December 4 to build affordable, single-family homes in Shelby County.

“This grant will allow Alcy Ball to build housing that is both affordable and safe for homeowners of moderate means,” THDA Executive Director Ralph M. Perrey said. “Affordable housing is needed now more than ever in across the state and these homes will help those who need it most.”

Alcy Ball will use these HOME funds to build five new construction, single family homes to make available for sale to qualified buyers. As a requirement of the grant, the income of eligible homebuyers may not exceed 80% of the area median income, adjusted for household size. Proceeds from the sale of each home will be reinvested into another new construction home to ensure these units remain affordable.

All HOME programs administered by THDA are federally funded by the U.S. Department of Housing and Urban Development’s (HUD) HOME Investments and partnerships program. These funds are subsequently awarded by THDA as grants to local governments and nonprofits, supporting the creation, preservation and rehabilitation of affordable rental and single-family housing.
Construction by Alcy Ball Development Corporation is expected to begin Spring 2026.
