Learn How to Complete the Homebuyer Education Course

Homebuyer Education

THDA recognizes the importance of homebuyer education and requires all homebuyers to complete a homebuyer education course. An independent study of THDA home loans shows that this course reduces the odds of foreclosure by 42%. It is best to sign up for the course as early in the homebuying process as possible, and we strongly encourage you to complete the class at least four weeks before your closing date.

You can meet the homebuyer education requirement by completing courses online or by attending a classroom style course through an approved THDA Homebuyer Education counseling agency.

*COVID-19 Guidance: The classroom style course may be virtual or in-person depending on CDC and State guidelines during the pandemic. Please call the education provider for details on classes posted to the Class Calendar.

Certificate of Completion

Upon the completion of your homebuyer education course you will receive a certificate of completion. The certificate is good for 12 months and a copy should be provided to your loan officer to be submitted with the loan application.

For online courses, a follow up session with an approved Housing Counselor (from the agency you registered with) must also be completed. A certificate of completion will be provided after the completion of both the online course and the required follow up session.

Certificates expire after 12 months and the course must be retaken at that point.

Step In Program

What is the Step In Program? The State of Tennessee Employment Partnership Initiative (STEP IN) allows employees of participating corporations* to receive a discount for the online Homebuyer Education course. Eligible participants may enroll in the class for $25 instead of the regular price of $99.
